I am a landlord who has used Letting Solutions for the last few years and I have been very happy with their services. In fact, due to a busy schedule, it is testament to how smoothly my property and tenants are looked after that I sometimes forget about the property! LS are always very accommodating, even with unique requirements from myself and even tenants, and they always keep me updated as to everything that's going on. Very happy to continue with LS for many years to come.
What an incredible agency this is. After months of trying to find a property, to no avail, we came across Letting Solutions. Within a morning a successful solution was in progress. Over time we found that the structure of this company from management, to explicit paperwork, financial administration and most importantly client support was first class. Always courteous, friendly, efficient and above all professional.Yes there were many snags when we first moved in. The previous tenants had left a nightmare scenario for the agents and landlord, but very calmly and most satisfyingly efficiently all these have been superbly addressed, so that now there are only a few minor items left to resolve and all these are in hand. Walking the line between two clients ( landlord and tenant ) can be fraught, but this has been achieved quietly and amazingly well, particularly by our support officer, Michelle, a real star. That the company has an in house maintenance unit was a surprise, but boy do they perform well also. As a result we now know with confidence that not only have we a lovely property to live in but also that we have a great agency working for us and a good landlord. At the end of the day I can only say that this is a five star +++ company.
AVOID at all costs, not a company you want to deal with. I rented a property for 6 months until my house was ready. Upon moving in I received an apology that the flat "wasn't to their standard of cleanliness" but I wasn't concerned as I requested it early due to plans falling through. The kitchen oven was dirty, bulbs not working, carpet in a terrible condition, again it wasn't really an issue due to the length of time of me being there. However during my stay the boiler repeatedly broke down, at one stage leaving my family and I with no heating in the midst of winter for 3 days. I tried and failed to get in touch with the company. When I vacated the property I was not given the opportunity to attend the inspection, I soon learnt why. Although there was an improvement in the condition of the flat, the letting company had the cheek to try and charge me for various cleaning, including the carpet. This I found most surprising as the exit report indicated an improvement and I only stayed there 6 months. This dragged on and thankfully the independent adjudicator agreed with me and the deposit was refunded not before they disputed the decision. I have since learned that the maintance company is also owned by the same couple that own letting solutions. Some may say a conflict of interest, but obviously they don't care. Terrible customer care from the staff within, poor communication and a lack of integrity. AVOID!!
AVOID.I used Letting Solutions for around 5 years for two properties and I regret every penny I wasted on their mis-management. Their focus at some point switched from transparency, to conjuring up ways to pick the pocket of their clients.They accepted tenants that failed credit checks and then took money for rental loss insurance but didnt take out the policy. This came to light when the tenant stopped paying rent and they gave me no help to recoup the losses.Their in-house maintenance, Property Extra, charge around 100 - 200% more than a regular reliable tradesperson for everything. Including over 100% mark up on appliances. This unfortunately meant that work that needed doing was delayed as I had to organise it myself from overseas.They constantly tried to do annual checks more than once a year and charge for it. Whether this was greedy planning or just plain incompetence, its hard to say.I wouldnt normally bother to write a review like this but as they stole money from my security deposit to pay the management fee for the period they collected no rent, I feel motivated. Any complaints I directed to the company (there were lots) were ignored or treated with complete belligerence. The fact that the MD, who I never got to speak to, gives himself 5 stars on here I feel vindicates this review. All the responses written here are typical of the we could never have done anything wrong, we have won awards! smug attitude.They are one of the most greedy, ethically corrupt, frustrating companies I have ever had to deal with.
People in general tend to use these internet review sites to have a good old moan about things rather then show an actual positive experience. As a landlord I have been using Letting Solutions to mange my properties since 2001 and over that time have not encountered any problems. When any of my properties becomes vacant it is filled extremely quickly with more quality tenants. My properties are regularly inspected with useful feedback emailed to me.
